Anybody recommend a hostel/hotel within 30 minutes via U/S Bahn around the city of Munich?

Garmisch, Grafing, Regensberg, Rosenheim, etc???

Something nice, quaint, and out of the way, but easy access to the city

Emails/Websites of the pensions preferred.
